Landlord Responsibilities
Have an annual gas safety inspection completed by a competent Gas Safe registered engineer.
Keep a copy for 2 years (or until 2 further inspections have been carried out).
Give your tenant a copy of the certificate within 28 days of the inspection
For holiday lets and other short term lets (less than 28 days) display a
copy of the certificate within the dwelling.
Fit a carbon monoxide detector in each habitable room where there is a fuel burning appliance (applies to oil, wood, solid fuel and gas).
Gas Safety Register
- Gas Safe Register is the official list of all gas businesses who are registered to work safely and legally on boilers, cookers, fires and all other gas appliances in Jersey, Guernsey, Isle of Man and the United Kingdom.
- For a gas engineer to be on the Gas Safe Register they must prove their competence every 5 years and hold appropriate certificates of competence for all types of work they undertake.
What is a Gas Inspection?
- Inspection and gas tightness test on the gas installation pipework.
- Inspection and test of connected gas appliances.
- A written record of the gas safety inspection detailing all the checks and tests completed along with the details of the competent person who completed the certificate.
- Confirms the safety of the gas installation and appliances owned by the landlord, will advise of any defects that require attention.
What if there are no appliances connected?
- An inspection must be completed whether or not any appliances are connected and whether the supply is in use.
- If there are no appliances connected or no plans for any appliances to be connected in the future, consider having the pipework safely removed.
